Once you have found your home, a $39.99 non-refundable application fee is required on each applicant to process your application.
Believe it or not, the application fee is not just a “random” fee or for a “credit report” as many would think. Your application fee helps with the administrative costs of processing your application, costs of credit reports, and more. It is very hard to work for free, and we trust you will agree with this. It costs money to process applications.
We strive to keep our costs as low as possible. 4 Pillars Living strives to qualify every application submitted including offering compensating factors should the applicant fall short in qualifying.

How Much Is The Security Deposit?

Security Deposit is determined by the following formula: One month’s rent PLUS $100.00.
For example, a home with $799 Rent will have deposit of $899.

What Does It Take To Qualify?

We are happy and pleased you are considering a 4 Pillars Living Home. We are very proud of our homes and believe you will be too. Our requirement standards for qualifying to rent a home are simple and fair.
They Are:
– Your gross monthly income must at least 3 times the monthly rent.
– A favorable credit history.
– Be employed or furnish acceptable proof of required income.
– Good references from landlords along with being clean & responsible.
– Occupant limits of 2 person per room.
Bad Credit will NOT Prevent You from Qualifying!
Compensating factors to qualify can be:
– local Qualified Co-Signer
– Pre-Paid Rent

How Long Does It Take to Process My Application?

You can expect it will take two to three business days to process your application properly.
You will be contacted using the information you submit on your application. Previous Landlord Verification may take a day or two for them to respond.
The more information you submit, the faster your application will be processed.
4 Pillars Living processes your application in three main categories:
1. INCOME – must be verified. If you are self employed, please submit 3 months of bank statements to support your reported income instead of waiting for our staff to contact you asking for them.
2. RENTAL HISTORY – for previous 5 years
3. CREDIT – must be favorable. There is “good” bad credit and “bad” bad credit. If you fall short, a qualifying co-signer may be required as a compensating factor.

Animals May Be Allowed!

Safe and legal animals that do not damage or reduce value of property may be allowed with a non-refundable Animal Fee.
Animals must be:
– safe and weigh less than 30 lbs.
– allowed by all local laws, regulations, etc.
– not pose a threat, hazard, or nuisance to others or property
– allowed by insurance company with an accurate photo
Each Animal MUST not be on the Insurance Companies list of dangerous animals.
Pit Bulls, Rottweilers, German Shepherds, Huskies, Alaskan Malamutes, Doberman Pinschers, Chow Chow, Presa Canario, Boxers, St. Bernards, Wolves and Wolf Hybrids, Great Dane, Dalmations, Samoyed, Bull Terrier, Tibetan Mastiff, Malamutes
Animals not in violation of any local ordinance or insurance regulation are usually accepted providing an “animal fee” has been paid and the monthly rent is increased an additional $50.00 for each animal.
